Mr Quyen - Santiago. Posted 03/11/2026
For a Kerala house, a 2.5 mm ASA/PVC roof tile sheet on a steel truss over the concrete slab gives the sloping, tiled look of a Kerala roof and has no metal to rust in the humid air. In Santiago's tests the space under it stays 6 – 8 °C cooler than under bare metal sheet, with about 80% less rain noise. A gable roof over an 11 × 9 m slab takes 26 sheets, about 142 running metres.

What does a roof in Kerala go through in a year?
Kerala gets two monsoons. Edavappathi, the south-west monsoon, usually sets in at the start of June and runs into September. Thulavarsham, the north-east monsoon, follows in October and November with afternoon and evening thunderstorms. In the months between, the air stays humid, and from March to May the sun on a roof is hard. Houses on the coast, in Alappuzha, Kochi, Kozhikode or Kollam, also live with salt in the air.
So a Kerala roof has to shed a lot of water for months without a leak, keep the top floor bearable in April, and not rust or stain through the damp season. Any roofing sheet sold in Kerala gets judged on those three things, whatever the brochure says.
Why do Kerala houses put a roofing sheet over the concrete slab?
Most new houses in Kerala have a flat RCC slab. In a long monsoon a flat slab has two problems: water lies on it for weeks and finds every hairline crack, and in summer the ceiling of the top floor soaks up heat all afternoon. The usual answer is a steel truss on the slab with a sloping sheet roof above it.
That roof does three jobs at once. The slab stays dry, the space between slab and sheet becomes a shaded, rain-free place to dry clothes and store things, and the house gets the sloping roofline people expect of a Kerala home. The sheet you choose for the truss then decides how the room below feels in May and how loud the house is on a night of heavy rain.
Which roofing sheet suits a Kerala house: metal or ASA/PVC tile sheet?
Most truss roofs in Kerala are covered with metal roofing sheet, so that is the fair comparison. The figures for the tile sheet are Santiago's, for sheets 2.5 mm thick.
| What Kerala owners ask | Metal roofing sheet | Santiago ASA/PVC tile sheet |
|---|---|---|
| Rain noise at night | Loud in a heavy downpour | About 80% lower than metal (Santiago test) |
| Heat in the room below | Gets hot without insulation | 6 – 8 °C cooler under the roof than bare metal sheet |
| Humid and salty air | Rust starts at screws, laps and cut edges | No metal in the sheet, nothing to rust |
| Look from the road | Plain ribs or waves | Rows of Spanish-style tiles, a new row every 219 mm |
| Weight on the truss | Depends on gauge | About 5.4 kg per m² of roof |
| Purlin spacing | Set for the metal profile | 440 or 660 mm, one purlin under the foot of a tile step |
| Colours | Depends on the coating | Dark grey, red, blue, orange, chocolate; green, white and purple to order |
The sheet is 1.05 m wide and covers 0.96 m once it laps the next sheet. It is cut to the length of your roof slope in 219 mm steps, so the roofing sheet size for a Kerala house is set by your drawing, not by a fixed 10 or 12 ft stock length. Red and chocolate come closest to the colour of an older terracotta roof; dark grey and blue suit the box-shaped modern houses now common in towns.
Clay tile is still the right choice on a heritage house or a nalukettu restoration, where the original roof has to stay. For a truss over a slab, most owners want the tiled look without loading the truss with clay.

Does moss grow on a PVC tile sheet roof in the Kerala monsoon?
Anyone who has lived under a clay tile roof in Kerala knows the dark patches that spread after a few monsoons, where moss and fungus take hold on a rough, damp surface. Santiago does not claim its sheet stays clean for ever. What it can say is that the ASA top layer is smooth and each sheet runs in one piece from ridge to eave, so rain runs straight off instead of sitting on the roof.
Leaves do more harm than rain. Under coconut palms and jackfruit trees, keep leaves out of the channels of the tile profile and away from the eaves, and hose the roof down if dirt builds up. The sheet has no metal, so the damp months do not start rust around the screw holes, and each screw head sits under an ASA cap.
The sheet is made in Vietnam from four co-extruded layers with no glue: the ASA top layer, virgin PVC, a PVC core and a milky-white PVC base that faces the space under the roof. The ASA layer showed no colour change after 2,000 hours of artificial UV, the colour is rated for 30 years, and real roofs last 25 – 30 years.
How should the truss be built for roofing sheet work in Kerala?
Tell the fabricator which sheet is going on before he cuts the purlins. A purlin grid drawn for metal sheet may not line up with a tile sheet, and the 10-year warranty (for 2.5 mm and thicker) applies only when the roof is installed as Santiago recommends.
- Set the roof slope between 20% and 45%, about 11 – 24 degrees. The height of a truss over a slab is your choice, so keep it inside this range; if you want a steeper traditional pitch, send the drawing to Santiago before you order.
- Space the purlins 440 or 660 mm apart so that one sits under the foot of a tile step. Never go to 700 mm or more.
- Fix the top purlin 15 – 18 cm below the ridge, so the ridge cap has something to screw into.
- Pre-drill 6 mm holes and drive 70 mm screws with ASA caps through the top of the wave over a purlin, 4 – 5 sets per m² of roof. Never screw in the valley, where the water runs.
- Lap each sheet one wave over the next.
- Where the sheet roof meets the wall of the staircase room on the terrace, fit vertical wall flashing. Close the eaves with eave sealing tiles.
The monsoon arrives with strong gusts. Santiago does not publish a wind rating for the sheet, so the structural engineer or builder designs the truss and how it is anchored to the slab. The sheets add about 5.4 kg per m² to that truss.
Santiago supplies the sheets and accessories in the same colours (ridge cap, hip ridge, three-way and four-way pieces, ridge terminal, eave sealing tile, vertical wall flashing, ASA screw caps) and sends installation videos to the installer. It does not install roofs.
How many sheets for a truss roof over an 11 × 9 m slab? A worked example
Take a two-storey house in Thrissur with a top slab 11 m long and 9 m wide, about 99 m² (1,065 sq ft). The truss carries a gable roof with the ridge along the 11 m side, a slope of 35% (about 19 degrees), and 0.6 m of overhang at the eaves and at each gable end.
| Step | Working | Result |
|---|---|---|
| Ridge length to cover | 11 m + 0.6 m + 0.6 m | 12.2 m |
| Sheets per roof face | 12.2 m ÷ 0.96 m = 12.7, round up | 13 sheets, covering 12.48 m |
| Slope length | (4.5 m + 0.6 m) × 1.0595 for a 35% slope | 5.403 m |
| Sheet length | 5.403 m ÷ 0.219 m = 24.7, round up to 25 steps; 25 × 219 mm | 5.475 m |
| Sheets for the roof | 13 × 2 faces | 26 sheets |
| Running metres on the order | 26 × 5.475 m | about 142 m |
| Roof area | 12.48 m × 5.475 m × 2 | about 137 m² |
| Screw sets with ASA caps | 137 m² × 4 – 5 per m² | about 550 – 685 |
| Ridge cap | Length of the ridge | 12.48 m and 2 ridge terminals |
| Eave sealing tile | Both eaves | 2 × 12.48 m |
| Sheet weight on the truss | 137 m² × 5.4 kg | about 740 kg |
The 25th tile step makes each sheet 7 cm longer than the measured slope, and that 7 cm simply adds to the eave overhang. If the staircase room rises through the roof, add vertical wall flashing around its walls and tell Santiago the size so the sheets around it can be listed separately.
What makes up the roofing sheet price in Kerala?
People who search for "roofing sheet kerala price" or "kerala type roofing sheet price" usually expect a rate per sq ft. For an imported tile sheet, the rate a Kerala dealer gives you is built from several parts. Santiago quotes its own part per order in writing:
- Thickness: 2.5 or 3.0 mm, with 2.5 mm the minimum for a roof
- Running metres after each sheet is rounded up to whole 219 mm steps
- Colour: five standard colours, others made to order
- Accessories, listed line by line
- How the container is filled and mixed
- Sea freight to Kochi
- Duty, GST and clearance at Kochi
- Road transport from the port to your town
- The dealer's margin
Santiago has exported ASA/PVC roofing to India since 2023, under HS code 3925.90.00. A Form AI certificate of origin, issued in Vietnam under the ASEAN–India agreement, can go with each shipment and may give a duty preference; your customs broker at Kochi confirms the duty and GST. The minimum order is one 40 ft container, about 5,000 m of sheet, with colours, profiles and accessories mixed, and production takes about 5 days.
The Thrissur roof above needs about 142 m, so one container holds the sheet for roughly 35 roofs of that size. A homeowner in Kottayam, Kozhikode or Palakkad therefore buys through a Kerala dealer or builder who imports by the container. Free samples are sent on request (the buyer pays the courier); hold one against your walls in daylight before choosing the colour. Every lot ships with a quality certificate (CQ), Santiago holds Quatest test results for its sheets, and the factory works under ISO 9001:2015 certificate ICI-23087.D.
How do tile sheets cope with heavy rain and strong sun?
The short opens with red ASA/PVC tile sheets being carried up to a house, then a flame is put to a stack of tile sheets made from virgin PVC with an ASA top layer. It ends on a blue warehouse roof under installation and grey tile sheets on a roller line at the factory.

Short videos for home owners in Kerala
Both clips below come from Santiago's own YouTube channel and were filmed at the factory in Vietnam or on Santiago roofs.
Why do metal and clay roofs give trouble in a long monsoon?
Mr Quyen holds a white tile sheet in the Santiago factory and explains in English, with captions, why bare metal roofs are hot, noisy in rain and costly to repair. The short then shows a red tile roof on a house and a finished grey tile roof beside the gutter.

What does fixing a tile roof on a frame look like?
In under a minute the short goes from the Santiago factory floor to a grey tile-profile roof on site: some sheets already fixed, installers screwing down the rest, and a finished run next to the gutter.

Frequently asked questions
Which roofing sheet is good for a Kerala house in the monsoon?
For a sloping roof on a truss over the slab, a 2.5 mm ASA/PVC tile sheet gives a tiled look and has no metal to rust. In Santiago's tests the space under it stays 6 – 8 °C cooler than under bare metal sheet, with about 80% less rain noise.
Can a PVC tile sheet roof go on a steel truss over a concrete slab?
Yes. Build the truss at a slope of 20 – 45% with purlins 440 or 660 mm apart, and have a structural engineer or builder design how the truss is anchored to the slab. The sheets weigh about 5.4 kg per m² of roof.
What slope should a Kerala truss roof have for Santiago tile sheets?
Between 20% and 45%, about 11 – 24 degrees. For a steeper traditional pitch, send the roof drawing to Santiago before ordering.
Does moss grow on an ASA/PVC tile sheet roof?
Santiago does not claim the roof stays clean for ever. The ASA top layer is smooth and each sheet runs in one piece from ridge to eave, so rain runs off; keep leaves out of the channels and wash the roof if dirt builds up.
What is the roofing sheet price in Kerala for Santiago tile sheets?
Santiago quotes per order in writing, based on thickness, running metres, colour, accessories and container fill. The price a Kerala homeowner pays also includes freight to Kochi, duty and GST, road transport and the dealer's margin.
