ASA/PVC roofing sheets do not rust, keep the space below about 6 – 8 °C cooler than bare metal sheets, cut rain noise by about 80% and hold their colour for 30 years. They also have limits that buyers must plan for: purlins less than 700 mm apart, a roof slope of at least 20%, a sheet at least 2.5 mm thick and careful handling of long sheets.

What are the advantages of PVC roofing sheets?

AdvantageWhat it means on site
No rustThe sheet contains no iron. Ammonia in animal houses, fertiliser dust, chemical fumes and salt air cannot rust it
CoolerAbout 6 – 8 °C cooler under the roof than under bare metal sheets, because PVC conducts heat poorly
QuieterAbout 80% less rain noise; a 2.5 – 3.0 mm sheet does not drum like thin metal
ColourThe ASA top layer is rated to keep its colour for 30 years
Service lifeTypically 25 – 30 years in real use, with a 10-year warranty from 2.5 mm
ElectricalPVC is an electrical insulator

The heat figure comes from Santiago's own testing. In a 10-minute test the frame roofed with metal reached 55.2 °C and the frame roofed with ASA/PVC 45.8 °C; for real buildings Santiago quotes the more cautious 6 – 8 °C. The heat, noise and corrosion tests are described in a separate article.

What are the disadvantages of PVC roofing sheets?

Every roofing material has limits. These are the ones to plan for with ASA/PVC:

LimitHow to deal with it
Softer than steelKeep purlins less than 700 mm apart. A spacing that works for metal sheet is often too wide
Needs a slopeLay the sheets on a slope of 20 – 45%; they are not made for flat or nearly flat roofs
Thin sheets sagBuy 2.5 mm or more; Santiago gives no warranty below 2.5 mm
Long sheets bend if handled badlyCarry long sheets with several people or lift them with a spreader bar; never drag or fold them
Made to lengthSheets are cut to your length list, so check every measurement before you confirm
Walking on the roofStep only along the lines of screws, where the purlins are, never in the middle of a span

None of these is unusual for a plastic roof, but each one costs money if it is found out after the sheets arrive. The installer should know the purlin spacing before the frame is built.

When is a metal sheet still the better choice?

A galvanised metal sheet can cost less overall in a dry inland building where rust is slow, nobody works under the roof all day and the existing frame has purlins too far apart for plastic. ASA/PVC pays back where metal rusts early: animal houses, fertiliser and chemical stores, buildings near the sea, and places where heat and rain noise under the roof matter.

How do PVC roofing tiles cope with sun, rain and wind?

The short opens with red ASA/PVC tile sheets being carried up to a house, then a flame is put to a stack of tile sheets made from virgin PVC with an ASA top layer. It ends on a blue warehouse roof under installation and grey tile sheets on a roller line at the factory, with the WhatsApp number +84 935 391 495 on screen.

The clips below come from Santiago's own YouTube channel and were filmed at the factory in Vietnam or on Santiago roofs.

What happens when a flame is put to PVC tile sheets?

A flame is put to a stack of grey and red tile sheets, Mr Quyen crouches on grey sheets in the factory, and the short ends on a blue warehouse roof where installers lay new sheets. A flame test is a demonstration, not a fire rating.

How tough is the sheet surface? The truck test

A Santiago delivery truck drives over a blue ASA/PVC tile sheet and a blue corrugated sheet laid on the factory yard in Vietnam. It is a demonstration only; on a roof the sheet still needs purlins less than 700 mm apart.

Why do metal roofs feel hot and loud compared with tile sheets?

Mr Quyen holds a white tile sheet in the Santiago factory and explains in English, with captions, why bare metal roofs are hot, noisy in rain and costly to repair. The short then shows a red tile roof on a house and a finished grey tile roof beside the gutter.

Santiago – a leading exporter of ASA/PVC roofing from Vietnam

Santiago roofing is produced and loaded into containers at our factory in Vietnam. It has been exported to India since 2023, Thailand since 2024 and the USA since 2025. Every export shipment comes with a commercial invoice, packing list, bill of lading and a certificate of origin (C/O) issued by Vietnam's Ministry of Industry and Trade, which importers use to claim the duty preference of their trade agreement.

Frequently asked questions

Is PVC roofing any good?

Yes, where metal rusts or gets hot and noisy: farms, chemical and fertiliser stores, coastal buildings, workshops and homes. It needs purlins less than 700 mm apart and sheets at least 2.5 mm thick.

What are the disadvantages of PVC roofing sheets?

PVC is softer than steel, so it needs closer purlins (less than 700 mm), a slope of at least 20%, a thickness of 2.5 mm or more and careful handling of long sheets.

How long does a PVC roofing sheet last?

Santiago ASA/PVC sheets typically last 25 – 30 years in real use. The colour is rated for 30 years and the warranty is 10 years for sheets 2.5 mm and thicker.

Does a PVC roof rust?

No. The sheet has no metal in it. Use stainless screws with ASA caps so the fixings do not rust either.
