Mr Quyen - Santiago. Posted 03/11/2026

A container house or 농막 (farm hut) stops collecting rain on its flat steel top once a pitched roof of Santiago ASA/PVC tile sheet is built over it on a light steel frame. In Santiago's tests the space under the tile sheet stays 6 – 8 °C cooler than under bare metal sheet, and rain noise is about 80% lower. A 20 ft container with a gable roof takes 14 sheets of 1.752 m, about 24.5 m in total.

A shipping container makes a fast site office, a weekend room or a 농막 on a farm plot. Its weak point is the top. This guide is for owners and builders in Korea who want to put a sloped roof with a tile look over a container, a farm hut or a flat-roof annex, and need the frame rules and the order quantities before they ask for a quotation.

Why does a container roof leak, heat up and drum in the rain?

The top of a standard container is thin corrugated steel laid almost flat. Rain does not run off quickly. It sits in the dents left by lifting gear and in the corners, and that is where rust starts and pinholes open. Sealant on the seams usually buys a season or two. In summer the same steel takes the sun all afternoon and passes the heat straight into the room, and in a downpour the whole top sounds like a drum.

A second roof with a real slope changes the situation, because the rain and the sun land on the new roof first and the container top stays in shade. Owners in Korea usually choose between a sandwich panel roof (컨테이너 지붕 판넬) and a lighter sheet roof on a steel frame. This article covers the second option with Santiago's ASA/PVC tile sheet, which gives a container, a 농막 or a flat-roof annex the look of a tiled roof.

How does a pitched roof over a container keep the room cooler?

The new roof shades the steel top, and the space between the two lets hot air move out. Leave the gable ends and the sides under the eaves open (insect mesh is fine) so the air under the sheet can escape instead of building up.

In Santiago's tests the space under the tile sheet stays 6 – 8 °C cooler than under bare metal sheet, and rain noise is about 80% lower. Those figures compare the sheet with metal roofing. Inside a container the result also depends on the gap, the airflow and any insulation, so read them as the sheet's own performance, not a promise for your room. The tile sheet is not an insulation panel either: if the 농막 is used in winter, insulate the ceiling and walls inside as a separate job.

The sheet is made in Vietnam from four co-extruded layers with no glue: an ASA top layer that carries the colour and blocks UV, a virgin PVC layer, a PVC core and a milky-white PVC base. There is no metal in it, so there is nothing to rust. Thickness is 2.5 or 3.0 mm (2.5 mm is the minimum for a roof), and it weighs about 5.4 kg per m² of roof.

What frame, slope and purlin spacing does a container roof need?

A light steel frame carries the roof: posts fixed to the container or to their own footings, rafters, and purlins across the rafters. Your local builder sizes the steel and the anchors for the wind and snow where the container stands. Santiago's rules start at the purlins:

  • Purlins less than 700 mm apart: 440 or 660 mm for the tile sheet, one purlin under the foot of a tile step
  • Top purlin 15 – 18 cm below the ridge, so the ridge cap has something to screw into
  • Roof slope between 20% and 45%
  • Pre-drill 6 mm holes and drive 70 mm screws with ASA caps through the top of the wave over a purlin, 4 – 5 sets per m²
  • Never screw in the valley, where the water runs
  • Lap each sheet over the next by one wave

Fix any rust holes in the old container top before the new roof goes on. Once the frame and sheets are in place, you will not reach them easily.

How many sheets does a 20 ft container roof need? A worked example

Take a 20 ft container used as a 농막, with a roof frame 6 m long and 3 m wide and the ridge along the 6 m side. Two choices keep the order simple. First, let the roof run 36 cm past each gable end, so the ridge is 6.72 m long: that is exactly 7 sheets of 0.96 m cover width, and the overhang shades the door at the end. Second, use a 40% slope. Over a 1.5 m half-width the slope length is about 1.62 m; let the eave overhang about 13 cm further and each face becomes 1.752 m, exactly 8 tile steps of 219 mm. The ridge then sits about 60 cm above the eave line.

StepWorkingResult
Sheets per face6.72 m ÷ 0.96 m7 sheets
Sheet length8 tile steps × 219 mm1.752 m

The sheets add about 127 kg to the frame. The frame still needs proper anchoring, because a roof with open gable ends catches wind from below; that calculation belongs to your builder.

Santiago sells for export by the container. The minimum order is one 40 ft container, about 5,000 m of sheet, with colours, profiles and accessories mixed in one load, and production takes about 5 days. One container roof uses about 24.5 m, so a single owner normally buys through a Korean importer, dealer or container-house maker. The goods ship under HS code 3925.90.00 to Busan or Incheon. The Korea–Vietnam FTA (VKFTA) and the ASEAN–Korea FTA may give a duty preference with a certificate of origin; check the rate with your customs broker (관세사).

Prices are quoted per order in writing. Samples are free; the buyer pays the courier. The factory works under ISO 9001:2015 certificate ICI-23087.D and has Quatest test results, and the 10-year warranty covers 2.5 mm and thicker sheet installed as Santiago recommends.

Why do metal roofs get hot and loud, and what changes with a PVC tile sheet?

Mr Quyen holds a white tile sheet in the Santiago factory in Vietnam and explains in English, with captions, why bare metal roofs are hot, noisy in rain and costly to repair. The short then moves to a red tile roof on a house and a walk along a finished grey tile roof beside the gutter.

Three more English shorts from the Santiago YouTube channel. Each one is about a minute or less.

How do the sheets react to heat on a sunny roof?

A flame is put to a stack of grey and red tile sheets, Mr Quyen crouches on grey sheets in the factory, and the short ends on a blue warehouse roof where installers lay new sheets. A flame test is a demonstration, not a fire rating.

How tough is a tile sheet before it goes on a container roof?

A Santiago delivery truck drives over a blue ASA/PVC tile sheet and a blue corrugated sheet laid on the factory yard in Vietnam. It is a demonstration only; on a roof the sheet still needs purlins less than 700 mm apart.

What does fixing a grey tile roof on a frame look like?

Installers screw grey Santiago tile sheets down on a roof while Mr Quyen and a colleague walk along the finished section near the gutter. The short opens in the factory with a green sheet.

Frequently asked questions

Can I put a tile roof on top of a shipping container?

Yes, on a light steel frame built over the container. The tile sheet needs purlins less than 700 mm apart (440 or 660 mm) and a slope of 20 – 45%. A 20 ft container with a gable roof takes 14 sheets of 1.752 m.

Will a second roof stop my container roof leaking?

The new roof sheds rain before it reaches the flat steel top, so water no longer sits in the dents. Repair any rust holes in the old top before the new roof goes on, because they are hard to reach afterwards.

Is the ASA/PVC tile sheet an insulation panel?

No. In Santiago's tests the space under it stays 6 – 8 °C cooler than under bare metal sheet and rain noise is about 80% lower, but for a 농막 used in winter you still insulate the ceiling and walls inside.

Can I buy the roof for one container directly from Vietnam?

Santiago's minimum export order is one 40 ft container, about 5,000 m of sheet with colours and accessories mixed. One container roof uses about 24.5 m, so owners usually buy through a Korean importer or container-house maker. Samples are free; the buyer pays the courier.
