A Santiago PVC tile-effect roofing sheet (lámina de PVC tipo teja española) is 1.05 m wide, covers 0.96 m once lapped and is cut to the length of your roof in 219 mm tile steps. A gable house with a 9.5 m ridge and 4.3 m roof faces takes 20 sheets of 4.38 m and about 340 – 420 screw sets. Five colours are standard, and the ridge caps (caballete) come in the same colours.

How big is a PVC tile-effect roofing sheet?
A Santiago tile sheet has a fixed width and a length made for your roof. Mexican buyers usually ask two things first: cuánto mide una lámina de PVC para techo, and whether it comes in stock lengths like a metal sheet. It does not. Every sheet is cut to the length on your order, in whole tile steps of 219 mm, so the rows of tiles line up across the roof and the last row ends cleanly at the eave.
| Measurement | Santiago tile sheet | What it means for your order |
|---|---|---|
| Full width | 1.05 m | The sheet as it leaves the factory |
| Cover width | 0.96 m | What each sheet adds across the roof after the side lap of one wave |
| Tile step | 219 mm | The distance from one row of tiles to the next |
| Length | Cut to order in 219 mm steps | 20 steps = 4.38 m; 25 steps = 5.475 m |
| Thickness | 2.5 or 3.0 mm | 2.5 mm is the minimum for a roof |
| Weight | About 5.4 kg per m² of roof at 2.5 mm | Use it to check the frame and to plan freight |
To find the length, measure each roof face from the ridge to the outer edge of the eave, divide by 0.219 and round up to a whole number. That number times 219 mm is the length you write on the order. Rounding up adds a few centimetres to the eave overhang, which is better than a sheet that stops short of the gutter line.
How many sheets does a roof need? A worked example
The sheet count for a tile-sheet roof comes from two divisions: the ridge length by the cover width, and the face length by the tile step. Take a single-storey house with a gable roof (techo a dos aguas): the ridge is 9.5 m long and each face measures 4.3 m from the ridge to the edge of the eave.
| Step | Working | Result |
|---|---|---|
| Sheets per face | 9.5 m ÷ 0.96 m = 9.9, round up | 10 sheets |
| Sheet length | 4.3 m ÷ 0.219 m = 19.6, round up to 20 steps; 20 × 219 mm | 4.38 m |
| Sheets for the roof | 10 sheets × 2 faces | 20 sheets, 87.6 running metres |
| Roof area covered | 10 × 0.96 m = 9.6 m wide; 9.6 × 4.38 × 2 | about 84 m² |
| Screw sets | 84 m² × 4 – 5 sets per m² | about 340 – 420 sets |
| Ridge | Length of the ridge, plus one terminal at each end | 9.6 m of ridge cap and 2 ridge terminals |
| Weight of the sheets | 84 m² × 5.4 kg | about 450 kg |
Ten sheets cover 9.6 m, so about 5 cm hangs past each gable wall. On a hip roof (techo a cuatro aguas) the count works the same way face by face, but the sheets along each hip are cut on a diagonal on site, and each hip line takes diagonal ridge pieces instead of a straight ridge cap. Draw every face, mark where the hips meet, and list the sheets one by one before you ask for a quotation. A list with lengths is quoted faster and leaves less room for a wrong cut.
Which colour suits a Mexican house?
The colour of a Santiago tile sheet sits in its ASA top layer, which in testing showed no colour change after 2,000 hours of artificial UV. The colour is rated for 30 years, and real roofs last 25 – 30 years. Under the Mexican sun, a roof that looks terracotta in the first year and pale pink by the fifth spoils the whole façade, so the top layer is the part to ask about before the price.
| House style | Colours that usually fit | Comment |
|---|---|---|
| Colonial or hacienda style, plaster walls, arches | Red or orange | Closest to fired clay teja |
| Rustic house or cabin with wood and stone | Chocolate | Looks like old, dark clay |
| Contemporary house with white or grey walls | Dark grey | Strong contrast with white walls |
| House with white or sand-coloured walls near the coast | Blue | A cool colour against light walls |
| A project with its own palette | Green, white or purple | Made to order |
Pick the colour from a real sample held against the wall in daylight, not from a phone screen. Santiago sends samples free; the buyer pays the courier.
Which ridge pieces finish a PVC colonial tile roof?
Santiago makes the ridge and edge pieces for its tile sheet in the same colours as the sheet, so a red roof gets a red caballete. A tile roof closed at the top with a flat metal strip loses the look the buyer paid for. Names change from country to country; the second column shows the names Mexican builders commonly use.
| Piece | Name used on Mexican sites | Where it goes |
|---|---|---|
| Ridge cap | Caballete | Along the top, where two faces meet |
| Diagonal (hip) ridge | Limatesa or limatón | Along each hip of a four-sided roof |
| Ridge terminal | Remate de caballete | Closes each open end of the ridge |
| Three-way piece | Pieza de tres vías | Where a ridge meets two hips |
| Four-way piece | Pieza de cuatro vías | The top of a pyramid roof, where four hips meet |
| Eave sealing tile | Cierre de alero | Closes the open tile profile at the eave |
| Vertical wall flashing | Tapajunta de muro | Where the roof meets a higher wall |
| ASA screw cap | Capuchón ASA | Over every screw head |

What does the roof frame need before the sheets go on?
A PVC tile sheet needs purlins (polines or largueros) closer together than a metal sheet does. Space them 440 or 660 mm apart, one under the foot of a tile step, and never 700 mm or more. The top purlin sits 15 – 18 cm below the ridge so the caballete has something to screw into. The roof slope should be between 20% and 45%.
The sheets are fixed through the top of the wave, directly over a purlin, with 70 mm screws in pre-drilled 6 mm holes and an ASA cap on each screw: 4 – 5 screw sets per m². Never screw in the valley, where the water runs. Each sheet laps the next by one wave. Santiago supplies the sheets and accessories and sends installation videos to your installer; it does not install. The full sequence is in our guide on how to install PVC roof tile sheets.

Frequently asked questions
How big is a PVC roof tile sheet?
The Santiago tile sheet is 1.05 m wide with a 0.96 m cover width. The length is cut to order in 219 mm steps, and the thickness is 2.5 or 3.0 mm.
How do I work out how many PVC tile sheets I need?
Divide the ridge length by 0.96 m for the sheets per face, then divide each face (ridge to eave edge) by 0.219 m and round up for the length in tile steps. A gable roof with a 9.5 m ridge and 4.3 m faces takes 20 sheets of 4.38 m.
What colours does the PVC tile sheet come in?
Dark grey, red, blue, orange and chocolate are standard. Green, white and purple are made to order.
Is there a matching caballete for PVC colonial tile sheets?
Yes. Ridge caps, hip ridges, ridge terminals, three-way and four-way pieces, eave sealing tiles and wall flashing come in the same colours as the sheets.
How much does a PVC tile sheet cost in Mexico?
Santiago quotes per order in writing, based on colour, thickness, sheet lengths, accessories and quantity.
