Mr Quyen - Santiago. Posted 03/11/2026
For a Nigerian house that needs a tile look and no rust, the ASA/PVC tile sheet is the option to compare with aluminium and stone-coated roofing. In Santiago tests it kept the space under the roof 6 – 8 °C cooler than bare metal sheet and cut rain noise by about 80%, and the 2.5 mm sheet weighs about 5.4 kg per m². It is the wrong choice for flat roofs, slopes under 20% or frames with purlins 700 mm apart or more.

What are the best roofing sheets in Nigeria for a family house?
Ask roofers in Lagos, Ibadan or Abuja and you will hear different answers: aluminium long-span, step-tile metal, stone-coated tiles, and now plastic roofing sheets in Nigeria made of PVC. Each can be the right sheet for a particular house. The useful question is narrower: what does your house need most? A bungalow in Ikorodu with bedrooms under a bare metal roof needs heat control. A house near the Lekki lagoon needs a roof that will not rust. A family that sits in the parlour through a heavy afternoon storm needs less noise. And most owners want the roof to look like real tile from the road.
Santiago makes one product on that list, the ASA/PVC tile sheet, so read this as a manufacturer's view. We have not tested aluminium or stone-coated roofing ourselves. The table below gives numbers only where we have our own test results, and leaves the rest as questions for the other suppliers.
How do aluminium, long-span, stone-coated and ASA/PVC tile sheet compare?
| Point to check | Aluminium or long-span metal sheet | Stone-coated metal tile | Santiago ASA/PVC tile sheet |
|---|---|---|---|
| What it is made of | Metal sheet | Metal sheet with a coated stone-chip surface | Four co-extruded PVC layers with an ASA top layer, no metal |
| Heat under the roof | Bare metal is the reference | Ask the supplier for test data | 6 – 8 °C cooler than bare metal sheet (Santiago test) |
| Rain noise | Bare metal is the reference | Ask the supplier for test data | About 80% lower than metal (Santiago test) |
| Corrosion near the sea | Ask about cut edges, laps and screw holes | Ask about the coating and cut edges | Nothing to rust; there is no metal in the sheet |
| Tile look | Step-tile profiles imitate it | Yes | Yes, Spanish-style tile rows every 219 mm |
| Purlin spacing | Ask the supplier | Ask the supplier | Less than 700 mm (440 or 660 mm) |
| Colour life | Depends on the coating | Depends on the coating | No colour change after 2,000 hours of artificial UV; colour rated 30 years |
| Warranty | Ask the supplier | Ask the supplier | 10 years for 2.5 mm and thicker, installed as Santiago recommends |
Two lines in that table decide most purchases. Heat first: a bedroom under bare metal is hot by early afternoon in the dry season, and 6 – 8 °C at roof level is a difference a family notices at night. Then noise: in the rainy season a metal roof over a sitting room can drown out the television, and cutting rain noise by about 80% changes the evening.

Do plastic roofing sheets in Nigeria rust near the Lagos lagoon?
A PVC sheet has nothing in it that can rust. The Santiago tile sheet is four layers co-extruded together, with no glue: an ASA top layer, a layer of virgin PVC, a PVC core and a milky-white PVC base. The material is virgin, not recycled. Salt air from the lagoon and the Atlantic in Victoria Island, Lekki, Ajah or Badagry attacks metal at every scratch, cut edge and screw hole. On a PVC sheet it finds none of those.
The screws are the exception. Every sheet is fixed with 70 mm screws, and each screw head gets an ASA cap in the roof colour, which keeps rain off the metal. Near the sea, ask your installer which screw finish he uses, because the screw is the only metal left on the roof.
Does the ASA/PVC tile sheet look like a real tile roof?
From the road, yes. The sheet is 1.05 m wide, covers 0.96 m after a one-wave side lap, and carries rows of Spanish-style tiles every 219 mm. Each sheet is cut to the length of your roof face in whole 219 mm steps, so the tile rows line up across the roof and end cleanly at the eave. The ridge cap, hip ridge, ridge terminal, three-way and four-way pieces, eave sealing tile and wall flashing come in the same colour as the sheets.
Standard colours are dark grey, red, blue, orange and chocolate; green, white and purple are made to order. Dark grey and chocolate sit well on the white-walled bungalows and duplexes you see in many Nigerian estates, while red gives the look of fired clay.
Worked example: a three-bedroom bungalow in Ikeja
Take a bungalow with a gable roof. The ridge is 14.4 m long and each roof face measures 5.2 m from the ridge to the edge of the eave. The frame is new, so the roofer can set the purlins where the sheet needs them.
| Item | Working | Result |
|---|---|---|
| Sheets per face | 14.4 m ÷ 0.96 m | 15 sheets |
| Sheet length | 5.2 m ÷ 0.219 m = 23.7, round up to 24 steps; 24 × 219 mm | 5.256 m |
| Total sheets | 15 sheets × 2 faces | 30 sheets, about 157.7 running metres |
| Roof area | 14.4 m × 5.256 m × 2 | about 151 m² |
| Purlin rows per face | 660 mm spacing (three tile steps), top purlin 15 – 18 cm below the ridge | about 9 rows per face |
| Screw sets with ASA caps | 151 m² × 4 – 5 per m² | about 600 – 760 sets |
| Ridge | Ridge length, plus a terminal at each end | 14.4 m of ridge cap and 2 ridge terminals |
| Weight of the sheets | 151 m² × 5.4 kg | about 815 kg |
About 815 kg spread over 151 m² is a light load for a timber or steel roof frame, and the carpenter can size the frame for it from the start. Take this list (sheet lengths, number of sheets, ridge length, colour) to your dealer or to Santiago. Every order is quoted in writing, and a list with lengths is quoted faster and leaves less room for a wrong cut.

Who should not choose a PVC tile sheet?
In a few common situations the tile sheet is the wrong roof, and it is better to know that before you buy:
- A flat or nearly flat roof. The sheet needs a slope of 20 – 45%; below that, water sits on it.
- An old frame with purlins 1 m or more apart that nobody will change. Purlins must be less than 700 mm apart or the sheet sags between them.
- A buyer who needs a few sheets this week from the market. Santiago sells by the 40 ft container (about 5,000 m) through dealers and importers; production takes about 5 days, then the sea voyage.
- An installer who insists on screwing through the valley of the wave. Every screw goes through the top of the wave, over a purlin, into a pre-drilled 6 mm hole.
If one of these applies, either stay with metal or fix the frame first. If none applies, the choice comes down to heat, rain noise, rust and look, and those are the four points where the tile sheet differs most from metal.
How long does the roof last, and what does the warranty cover?
The colour sits in the ASA top layer. In artificial UV testing it showed no colour change after 2,000 hours, and the colour is rated for 30 years. Roofs in real service last 25 – 30 years, and the sheet's bending strength is above 1,000 N. Santiago gives a 10-year warranty on sheets 2.5 mm thick and thicker when they are installed as Santiago recommends: purlins under 700 mm, slope 20 – 45%, 4 – 5 screw sets per m², screws through the top of the wave.
Santiago works under ISO 9001:2015 certificate ICI-23087.D, holds Quatest test results, and ships a quality certificate (CQ) with every lot. We supply the sheets and accessories and send installation videos for your roofer; we do not install. The fixing steps are set out in our guide on how to install PVC roof tile sheets.

The clips below come from Santiago's own YouTube channel and were filmed at the factory in Vietnam or on Santiago roofs.
How do PVC tile sheets handle sun and rain?
This one-minute short moves from red tile sheets going up onto a house to a flame test on a stack of sheets, then a blue warehouse roof under installation. A flame test is a demonstration, not a fire rating.

How tough is the sheet? A truck test in Vietnam
Mr Quyen sets two blue sheets on the ground at the factory and a Santiago truck drives across them. It shows how tough the material is; the roof itself still needs purlins spaced less than 700 mm apart.

Frequently asked questions
What are the best roofing sheets in Nigeria for a house?
It depends on what the house needs most. For a tile look with no rust, less heat and less rain noise, compare an ASA/PVC tile sheet with aluminium and stone-coated roofing. In Santiago tests the tile sheet was 6 – 8 °C cooler under the roof than bare metal and about 80% quieter in rain.
Do plastic roofing sheets rust in Lagos?
No. The Santiago tile sheet has no metal in it, so salt air cannot rust it. Only the screws are metal, and each screw head is covered with an ASA cap.
Can I put a PVC tile sheet on my old roof frame?
Only if the purlins are less than 700 mm apart (440 or 660 mm for the tile sheet) and the slope is between 20% and 45%. Wider spacing needs extra purlins first.
How heavy is a PVC tile sheet roof?
About 5.4 kg per m² of roof for 2.5 mm. A 151 m² bungalow roof carries about 815 kg of sheets.
What is the PVC roofing sheet price in Nigeria?
Santiago quotes per order in writing, based on thickness, sheet lengths, colour, accessories and quantity. Ask a clearing agent for the duty rate.
