The UPVC roof price a buyer pays in Kathmandu, Pokhara or Birgunj is the sheet price plus sea freight to Kolkata, the road leg to the Raxaul–Birgunj border, Nepali customs, the truck to site and the dealer's margin. Why does the roofing sheet price in Nepal look different in every shop?
Search for "roofing sheet price in nepal" or "jasta pata price in nepal" and you will find prices per piece, per bundle, per foot and per square foot, usually for sheets of 8, 10 or 12 feet. Those numbers cannot be lined up until you know three things about each sheet: how much roof it covers after the side lap (the cover width, not the full width), how thick it is, and what the top surface is made of. A low price per piece on a narrow, thin sheet can work out dearer per square foot of finished roof than a higher price on a wider, thicker one.
Santiago sells its ASA/PVC tile sheet another way again. It is priced per running metre and cut to the length of each roof face in 219 mm tile steps, so nobody buys a fixed 12 ft sheet and then cuts off the extra. What does "12 mm UPVC roof" mean in a price list?
Listings for "12mm upvc roof price in nepal" are common. A Santiago roof sheet is 2.5 or 3.0 mm thick, and 2.5 mm is the minimum for a roof. If a seller quotes "12 mm", ask what the 12 mm measures, then ask for the sheet thickness at a cut edge, written on the quotation. Thickness also decides the warranty: Santiago's 10-year warranty covers 2.5 mm and thicker sheet installed as Santiago recommends.
What makes up the landed cost of a roofing sheet in Nepal?
Nepal has no sea port. A container from Vietnam lands at Kolkata and goes by road to the Raxaul–Birgunj border, where it is cleared into Nepal. Each step adds a cost, and most of them are set by someone other than the factory. The table shows who sets each part and what to ask. It has no figures, because every line changes with the order, the season and the route.

Two lines in that table are easy to forget. One is sheet length. A sheet cut for a 5 m roof face has to ride in the container and then on a truck up to Kathmandu or Pokhara, so agree the longest sheet with your transporter before you confirm the order. The other is duty. Santiago does not quote Nepali duty or tax rates; your clearing agent at Birgunj gives you those before the first order, not after the container arrives.

How do I price a 3-room house roof in Nepal? A worked example
There is no single answer to "3 room house upvc roof price in nepal", but the quantity behind the price can be worked out exactly. Take a 3-room house in Birgunj with one gable roof. The ridge is 10.5 m long, and each face measures 4.5 m from the ridge to the outer edge of the eave.

With those lines you can check any quote for this house: price per running metre × 101 m, plus each accessory line. A quote for fixed 12 ft sheets does not fit a 4.5 m slope in one piece, so ask how the extra length is handled and what it adds.
101 m is about 2% of a 40 ft container, which holds about 5,000 m of sheet. A family therefore buys through a Nepali dealer or builder who imports by the container. The dealer can mix colours, profiles and accessories in that one load, and production takes about 5 days after the order is confirmed.
Why check thickness and the ASA layer before the headline price?
A roof is paid for once and lived under for decades, so the cost per year counts for more than the price on the day. Santiago's sheet has four co-extruded layers with no glue: ASA on top, then virgin PVC, a PVC core and a milky-white PVC base. The ASA layer showed no colour change after 2,000 hours of artificial UV. The colour is rated for 30 years, and real roofs last 25 – 30 years.
