What does a roof in Sri Lanka have to cope with?

Sun for most of the year and two rainy seasons. The south-west monsoon brings most of its rain to the west and south coasts (Colombo, Negombo, Galle) from about May to September. The north-east monsoon wets the north and east from about December to February, and Kandy and the hill country catch rain from both, plus the thunderstorms in between. Houses near the sea also live with salt in the air.

The two roofs most families know each have a weak point in this climate. Metal roofing sheet keeps the rain out, but the bedroom under it is hot by early afternoon and loud whenever it pours. An ASA/PVC tile sheet sits between the two: a tiled look, no metal, and one long sheet from ridge to eave.

What is a Santiago tile sheet, and does it look like a tiled roof?

The sheet is made in Vietnam from four co-extruded layers with no glue: an ASA top layer that carries the colour and blocks UV, a virgin PVC layer, a PVC core and a milky-white PVC base that faces the room. The material is virgin, not recycled. The profile is Spanish-style, so from the road the roof shows rows of curved tiles, with a new row every 219 mm.

It is not a copy of the flat Calicut tile or the half-round tile on older Sri Lankan houses. If you need to match an existing clay roof exactly, hold a sample next to it before you order. Owners building a new guesthouse or a garden cabana usually care more about the whole effect: red, orange or chocolate rows finished with a ridge cap in the same colour.

Is it cooler and quieter than a metal roofing sheet?

Yes, on both counts in Santiago's tests. The space under the tile sheet stays 6 – 8 °C cooler than under bare metal sheet, and rain noise is about 80% lower. For a guesthouse that sells quiet nights, the second figure may count for more than the first: a monsoon downpour at 2 a.m. on a metal roof wakes every room in the wing.

Sun damage on a plastic roof shows up slowly, as fading. The ASA top layer showed no colour change after 2,000 hours of artificial UV; the colour is rated for 30 years, and real roofs last 25 – 30 years. With no metal in the sheet there is nothing to rust, which counts in Negombo or Galle, where salt air works on old metal roofs from the laps inward. Bending strength is above 1,000 N.

How is a PVC roofing sheet priced in Sri Lanka?

People who search for "pvc roofing sheet price in sri lanka" or "upvc roofing sheet price in sri lanka" usually expect a price per sheet in fixed lengths of 8 or 10 feet. Santiago's tile sheet is sold another way. It is priced by the running metre, and each sheet is cut to the length of your roof face, so you pay for the metres the roof needs and there are no long offcuts. The price is quoted per order in writing, and these are the choices that move it:

How many metres does a guesthouse roof need? A worked example

Take a guest wing in Galle with six rooms in a row under one gable roof. The ridge is 12 m long, and each roof face measures 5.0 m from the ridge to the outer edge of the eave.

131 m is a small slice of a 5,000 m container; the sheet in one container would roof about 38 guest wings of this size. That is why a single guesthouse owner normally buys through a Sri Lankan dealer or a builder who imports by the container. Ask for free samples first (the buyer pays the courier) and choose the colour against your own walls in daylight.

What does the installer need to know?

The frame decides whether the warranty holds. Purlins go less than 700 mm apart: 440 or 660 mm for the tile sheet, one under the foot of a tile step. The top purlin sits 15 – 18 cm below the ridge so the ridge cap has something to screw into, and the roof slope stays between 20% and 45%. Pre-drill 6 mm holes and drive 70 mm screws through the top of the wave over a purlin, 4 – 5 sets per m², each with an ASA cap. Never screw in the valley, where the water runs. Lap each sheet over the next by one wave.
