What is a UPVC roofing sheet, and what is in Santiago's?
UPVC is unplasticised PVC, the rigid form of the plastic. In Pakistani shops the name "UPVC roofing sheet" covers products that have little in common: plain single-layer sheets, translucent sheets and multi-layer sheets with a weather-resistant top. For a dealer, the useful question is what each layer is and how thick the sheet is.
Santiago's roof sheet has four co-extruded layers with no glue: an ASA top layer that carries the colour and blocks UV, a virgin PVC layer, a PVC core and a milky-white PVC base. The material is virgin, not recycled. Thickness is 2.5 or 3.0 mm, and 2.5 mm is the minimum for a roof. The ASA layer showed no colour change after 2,000 hours of artificial UV; the colour is rated for 30 years, and real roofs last 25 – 30 years.
What do Pakistani buyers use tile-look roof sheets for?
Summers in Sindh and Punjab are long and very hot, and the room under a bare metal roof is hot by early afternoon. In Santiago's tests the space under its tile sheet stays 6 – 8 °C cooler than under bare metal sheet, and rain noise during the monsoon is about 80% lower. In Karachi and along the coast the sea air works on metal roofs; the ASA/PVC sheet has no metal, so there is nothing to rust.
The tile profile is what lets a dealer sell beyond sheds. From the street the roof shows rows of curved tiles, a new row every 219 mm, in red, chocolate, dark grey, blue or orange, with ridge caps in the same colour. Typical buyers include:
- Families adding a sloped roof over an RCC slab house, on a light steel frame, after a structural engineer has checked the slab
- Farmhouse owners around Lahore, Islamabad and Multan roofing verandas, gazebos, boundary-wall gates and staff quarters

Is there a 4x8 PVC roof sheet? Sizes in feet
"4x8" is a board size, and many people search for "4x8 pvc roof sheet price in pakistan" out of habit. A Santiago roof sheet is not sold that way. The tile sheet is 1.05 m wide (about 3 ft 5 in), covers 0.96 m (about 3 ft 2 in) after the side lap and is cut to length in 219 mm (about 8.6 in) steps, so each sheet can run from ridge to eave in one piece. The corrugated sheets come in three profiles.

Santiago's minimum export order is one 40 ft container, about 5,000 m of sheet, and colours, profiles and accessories can share it. The sheet in this plan weighs about 24 t: about 22.3 t of tile sheet at 5.4 kg per m² and about 2.1 t of corrugated sheet at 5.2 kg per running metre. Give that figure to the transporter who will move the load from Karachi to Lahore, Multan or Faisalabad. Green, white and purple are made to order and can be added to a later container once customers ask for them.

What makes up the UPVC roofing sheet price in Pakistan?
Santiago does not publish a price list; each order is quoted in writing. What the end customer in Pakistan pays is built from these parts:
- Sheet thickness (2.5 or 3.0 mm), colour and the running metres ordered
- Accessories, listed line by line
- How full the container is, and how the profiles and colours are mixed
- Shipping terms agreed in the quotation, and sea freight to Karachi
- Pakistani duty and taxes for HS code 3925.90.00, confirmed by your clearing agent
- Port charges and road transport from Karachi
- The dealer's storage, cutting losses (close to none when sheets are cut to length) and margin

How should a first order to Karachi start?
Start with samples. Santiago sends them free and the buyer pays the courier. Cut a sample, look for the four layers at the edge, measure the thickness and show the colours to a few of your regular customers in daylight. Then send Santiago your list of lengths, colours and accessories, or the drawings for a project, and ask for a written quotation that states thickness, lengths and price per metre line by line. Payment terms are agreed in writing. Production takes about 5 days after the order is confirmed, and the container is loaded in Vietnam with the documents above. Santiago has exported to India since 2023, Thailand since 2024 and the USA since 2025.

What should a dealer tell installers about fixing and warranty?
The 10-year warranty covers 2.5 mm and thicker sheet installed as Santiago recommends, so the installer's method is part of what the dealer sells. Purlins go less than 700 mm apart: 440 or 660 mm for the tile sheet, one under the foot of a tile step. The top purlin sits 15 – 18 cm below the ridge, and the roof slope stays between 20% and 45%. Pre-drill 6 mm holes and drive 70 mm screws through the top of the wave over a purlin, 4 – 5 sets per m², each with an ASA cap; never screw in the valley. Each sheet laps the next by one wave. Santiago does not install, but it sends installation videos that a dealer can show to installers and walk-in customers.
