Mr Quyen - Santiago. Posted 03/11/2026

Santiago ASA/PVC tile sheet is sold by the running metre, cut to length in 219 mm tile steps, not by the bundle, and every price is quoted per order in writing. To convert a customer's roof, divide the ridge by 0.96 m and each roof face by 0.219 m: a gable roof with a 12 m ridge and 4.5 m faces becomes 26 sheets of 4.599 m, about 120 running metres. One 40 ft container holds about 5,000 m, enough for roughly 40 roofs of that size, in mixed colours.

Why is PVC roofing sheet price in Nigeria not quoted per bundle?

Nigerian buyers are used to asking for roofing sheets price in Nigeria per bundle, because metal sheets are often sold that way in the market. A bundle works when every sheet is the same stock length. The ASA/PVC tile sheet is different. It is cut at the factory to the exact length of each roof face, in whole tile steps of 219 mm, so the tile rows line up and finish cleanly at the eave. Two customers can each buy "20 sheets" and take home very different amounts of material: one with 3.5 m sheets, the other with 6 m sheets.

Santiago therefore counts in running metres of sheet. Each sheet is 1.05 m wide and covers 0.96 m once lapped. When a customer asks "how much per bundle?", the honest answer is a question back: how big is your roof? That conversation also prevents a mistake we see in quotation requests, where stock lengths are ordered and then cut on site, leaving half rows of tiles at the eave.

How do I convert a customer's roof into running metres?

Ask for three numbers: the ridge length, the length of each roof face from the ridge to the eave edge, and the roof shape (gable, hip or lean-to). Then work it out on paper with the customer in front of you.

StepWorkingExample: gable roof, 12 m ridge, 4.5 m faces
Sheets per faceRidge length ÷ 0.96 m, round up12 ÷ 0.96 = 12.5, so 13 sheets
Tile steps per sheetFace length ÷ 0.219 m, round up4.5 ÷ 0.219 = 20.5, so 21 steps
Sheet lengthSteps × 219 mm21 × 219 mm = 4.599 m
Number of sheetsSheets per face × faces13 × 2 = 26 sheets
Running metresSheets × sheet length26 × 4.599 m = about 119.6 m
Roof area covered13 × 0.96 m × 4.599 m × 2about 115 m²
Screw setsArea × 4 – 5 per m²about 460 – 575 sets with ASA caps
RidgeCovered width along the ridge12.5 m of ridge cap and 2 ridge terminals

Thirteen sheets cover 12.48 m, which leaves about 24 cm of extra overhang, 12 cm at each gable. On a hip roof, work face by face. The sheets beside each hip are cut on a diagonal on site, and the hips take diagonal ridge pieces instead of a straight ridge cap, so send Santiago the drawing and let us check the cut list before the order is fixed.

What changes the price of a PVC roofing sheet?

Santiago quotes every order in writing, and the figure follows what is on the order. A dealer who knows the items below can explain a quotation to a customer without guessing, and can see quickly why two quotations for "the same roof" differ.

Two costs sit outside Santiago's quotation. Nigeria has no trade agreement preference with Vietnam for this product, so check the duty rate for HS code 3925.90.00 with your clearing agent. Port and terminal charges at Apapa or Tin Can Island also come from the agent or the shipping line, not from us.

What does a 40 ft container plan look like for a Nigerian dealer?

The minimum order is one 40 ft container of about 5,000 m of sheet. Colours, profiles and accessories can be mixed in it, so a dealer can stock several colours from the first order. Below is one plan for a dealer who sells mostly to house owners and small contractors. Treat it as a starting point; your own sales should set the split.

LineRunning metresShareReason in this example
Dark grey tile sheet, 2.5 mm1,750 m35%Suits white-walled bungalows and duplexes
Red tile sheet, 2.5 mm1,250 m25%Fired-clay look

Orange tile sheet, 2.5 mm500 m10%For customers who want a bright roof
Dark grey tile sheet, 3.0 mm500 m10%For buyers who ask for a thicker sheet
Total5,000 m100%About 4,800 m² of roof once lapped

Lengths need thought, because the sheet is cut to order. A dealer who wants stock on the shelf should pick a few lengths that match local roof faces, always in whole steps: 16 steps (3.504 m), 19 steps (4.161 m), 21 steps (4.599 m) and 24 steps (5.256 m) cover many bungalow and duplex faces. A larger project can go into the same container as its own cut list.

For accessories, start from the roof area. About 5,000 m of sheet covers about 4,800 m² of roof (5,000 × 0.96), which needs roughly 19,200 – 24,000 screw sets at 4 – 5 per m². Ridge caps and terminals follow the ridge lengths of the roofs you expect to sell; on bungalows like the example above, that is about 12.5 m of ridge cap and 2 terminals for every 115 m² of roof. Santiago confirms the final loading plan before production.

How does the order reach Lagos?

  1. Ask for free samples. Santiago sends them and you pay the courier. Show them to your main customers in daylight before you choose colours.
  2. Send the container plan: colours, thicknesses, lengths and accessories. Santiago replies with a written quotation.
  3. Confirm the order. Production takes about 5 days.
  4. Santiago loads the container in Vietnam and prepares the commercial invoice, packing list and quality certificate (CQ) for the lot. The certificate of origin is issued in Vietnam, and the bill of lading comes from the shipping line or forwarder.
  5. Your clearing agent handles arrival at Apapa or Tin Can Island, the duty on HS 3925.90.00 and delivery to your store.

Sell the sheets with their fixing rules, because a roof fixed the wrong way comes back to the dealer as a complaint: purlins less than 700 mm apart (440 or 660 mm), slope 20 – 45%, 70 mm screws through the top of the wave into pre-drilled 6 mm holes, never in the valley. Santiago sends installation videos for your installers but does not install.

Is a PVC tile sheet worth stocking next to metal roofing?

The tile sheet comes with a different sales story from metal. In Santiago tests it was 6 – 8 °C cooler under the roof than bare metal sheet and cut rain noise by about 80%. It has no metal to rust, its ASA colour layer showed no change after 2,000 hours of artificial UV, and it carries a 10-year warranty for 2.5 mm and thicker when installed as recommended. Customers who only compare bundle prices never hear that story, so convert their roof to running metres at the counter and show them the sample.

How are PVC roof tiles loaded for an export order?

Mr Quyen explains in English how Santiago loads orange tile sheets for export. The sheets slide down a ramp from the stack into the container, and workers in Santiago uniforms stack them inside.

What ridge caps and fittings can go into the same container?

The camera passes red ridge pieces and stacked red tile sheets in the Santiago warehouse, the stock that goes out on export and OEM orders. The short runs 19 seconds.

What does the roof look like after the sheets are fixed?

Mr Quyen holds a green ASA/PVC sheet at the factory, then climbs onto a grey tile roof that installers are still screwing down, and finishes on a completed grey roof beside the gutter.

How are sheets strapped into bundles before loading?

The short opens with a red ridge piece under a truck tyre, then Mr Quyen holds a gas torch to blue and red tile sheets on the factory yard and ends on strapped stacks of sheets ready to ship. A flame test is a demonstration, not a fire rating.
